Job Description:
Position Summary:In keeping with our organization's goal of
improving the lives of the Residents we serve; the Director of
Maintenance plays a critical role in maintaining all physical plant
assets on the property. The Director of Maintenance manages the
day-to-day operations of the maintenance department. Principal
Duties and Responsibilities:Reasonable accommodations may be made

- Responsible for all service and repair tasks as assigned.
- Operates the maintenance department in a safe manner by
ensuring compliance with Federal, State, and local regulations and
following established policies and procedures.
- Ensures the physical building meets all safety and building
codes.
- Schedules vendors and contractors for necessary building
repairs and emergencies outside the scope of routine
maintenance.
- Assists in emergency situations related to the physical plant
and acts as the facility's safety officer.
- Ensure that regular equipment and systems maintenance schedules
are monitored and followed at all times.
- Works with department heads to ensure routine maintenance in
Residents care areas does not interfere with the care or safety of
Residents.
- Responsible for operating the Maintenance Department within
budgetary guidelines and limitations.
- Completes annual performance reviews of all subordinate staff.
Provides guidance and education to staff in regard to their
performance.
- Responsible for training and educating staff members.
- Provides counseling and disciplinary action to subordinate
staff members as needed.
- Assure that established infection control and standard
precaution practices are maintained at all times. Follow
established safety precautions when preforming tasks and using
equipment and supplies.
- Reports all hazardous conditions, damaged equipment and supply
issues to the supervisor.
- Maintains the comfort, privacy and dignity of Residents and
interacts with them in a manner that displays warmth, respect and
promotes a caring environment.
- Must answer and respond to call lights promptly and courteously
when working in Residents care areas.
- Maintains a high level of confidentiality in accordance with
HIPAA guidelines at all times and protects confidential information
by only providing information on a need-to-know basis.
- Assists with training of new staff.
- Communicates and interacts effectively and tactfully with
Residents, visitors, families, peers and supervisors.
- Attend and participate in meetings and in-services as directed
or scheduled. Attends in-service and education programs and attends
continuing education required for maintenance of professional
certification or licensure (if applicable).
- Understands Infection Control and follows the Company's
Infection Control guidelines, such as hand washing principles,
understanding of isolation and standard precautions, recognizing
signs and symptoms of infection, demonstrating and understanding of
the process for identifying and handling infectious waste and cross
contamination, maintaining personal hygiene, and complying with
OSHA standards in the workplace.
- Promotes and Protects Resident Rights by assisting Residents to
make informed decisions, treating Residents with dignity and
respect, protecting Residents' personal belongings, reporting
suspected abuse or neglect, avoiding the need for physical
restraints in accordance with current professional standards, and
supporting independent expression, choice and decision-making
consistent with applicable laws and regulations.
- Perform other tasks as required.
Supervisory Responsibility:Supervises employees in the department
and others for whom they are administratively or professionally
responsible by following policies and applicable laws. Uses
independent judgment and discretion on behalf of the organization
in the performance of these duties.
For those with direct reports, supervisory responsibilities include
interviewing, hiring and training dietary employees; scheduling,
planning, and assigning and directing work; receiving calls and
finding replacements for absent staff; preparing performance
evaluations, monitoring and correcting job performance of
employees, and handling disciplinary action for employees, up to
and including discharge; and fixing and approving timecards for
payroll.
Education, Training, and Experience:
- High School diploma or equivalent.
- Minimum 3 years' experience working in a building maintenance
capacity.
- Preferred experience in the healthcare setting.
- Knowledge of Standard Precautions, Disaster Preparedness, OSHA,
and other state/federal regulations.
Specific skills, knowledge, and abilities:
- Must have working knowledge of carpentry, preventative
maintenance and ground maintenance.
- Ability to communicate effectively and read blueprints,
building plans and repair manuals.
- Excellent analytical and problem-solving skills.
- Ability to identify issues and determine that repairs are
needed.
- Ability to plan maintenance schedules for the facility
systems.
- Excellent management and supervisor skills.
- Knowledge of building codes, regulations, and standards
applicable to facility operations.
- Basic knowledge of electrical systems, plumbing, refrigeration
and heating preferred.
- Basic computer knowledge required.
